Neve Shamir is a new neighborhood in Ramat Bet Shemesh.

It is designed to be slightly more upmarket than the rest of RBS with quality building, more spacious apartments and excellent local facilities such as a country club with a swimming pool, large parks and restaurants

It is in walking distance of Ramat Bet Shemesh Aleph and Mishkafayim, making it a prime location, and borders Route 10 that leads to Jerusalem, Tel Aviv and Gush Etzion.

There are a number of different projects being built in Neve Shamir.

One of them, Aleph Hachadasha – 8 buildings with 224 apartments - is already completely sold out, even though it will not be ready for another year.

A 5 room apartment that was sold for 1,800,000 NIS just six months ago has had offers of 2,200,000 NIS on resale rejected.

The adjacent project is almost completely sold out. Last month, we sold a 4 room garden apartment there for 2,150,000 NIS. Just a couple of weeks earlier it was 1,930,000 NIS. Since we had a good relationship with the contractor and the buyers were willing to sign that day, we were able to persuade the contractor - with whom we have a very good relationship, having sold a number of apartments in this project - to reduce the price by 40,000 NIS*. Not an easy accomplishment.

Prices are going up because demand is very high, buildings are going up very swiftly and with each stage of construction the prices go up.

Additionally, 40% of all projects are already sold even before the project hits the market, because of Mechir Lemishtaken - a government initiative for first time buyers for young couples.

The first projects will be ready in another year, the other four projects will be ready in another 2 and a half to 3 years.

Each project has its own special features, some offer stunning views, some are smaller boutique buildings, while others offer more spacious apartments. We are working with the five remaining projects and are ready to help you find the best apartment that is right for you.
