First, We start with an in-depth personal consultation (virtually or in person) to understand your requirements, your wish list and your pain points. If we find your perfect home tomorrow, can you make an offer and purchase the purchase? One of the most frustrating things is finding the perfect home, only to lose it because you were not prepared.
We’ll also highlight the hidden costs involved in a purchase so you don’t encounter surprises later.

When you are ready and before you give the approval to proceed, we will provide you with a detailed spreadsheet showing all amounts, costs, fees and timelines of what must be paid, when and to whom. We’ll also advise you of the interest rate on your mortgage.

Home inspection

Whether you’re buying a new project or an existing home, you will need a qualified home inspector. In a new project, this inspection takes place when you get the keys, and the inspector will flag any concerns or changes needed. When buying an existing home, the inspector will flag any cosmetic/structural renovations needed. We will get cost estimates that will impact the purchase price, before a formal offer is made.

Closing the Deal

You have found your apartment, made an offer, and it has been accepted! Mazeltov, but you are nowhere near done. Now phase two begins. We are the thread that pulls together all the moving parts at this stage and this is where we offer the greatest value. Our project management skills and expertise ensure that the lawyers for BOTH the seller/project and the mortgage consultant are all talking to one another, on the same page, and all working within the time constraints that are often imposed once having made an offer.

No two deals are alike, and there are unexpected hurdles in every single deal. This is completely fine when dealt with timeously and correctly, but if not, they have been known to cause a lot of disappointment for many parties.

 

After Sales Service

The contract is signed, you have paid your deposit and this home should be yours. What happens now? The process is very different if it is a resale or a project, and also differs from purchase to purchase. But we are here for you for whatever you need.
