Project Management: Upgrades and finishes

When buying a new project, there are many moving parts. Depending on what stage you buy at, you will need to be in regular, timely communication with the developer to select your finishes of choice. We can be your liaison, showing you the various options as they become available, or you may choose to do so yourself. Either way, lack of timeous communication with the developer can lead to surprise additional costs, so it’s best to have a Hebrew speaker in your corner.

There are stages to this project management.

Phase 1 - Selections

One of the most exciting parts of buying in a project is you get to create your own fantasy home. For some it may be about us helping you to pick from the simple selections of the right colour tiles and choosing from the array of options the project may give you, but for others, it may be your opportunity to build the home you have always dreamed of. This usually happens early in the process, depending on when you buy.

When you buy early enough, and depending on the apartment, you can change almost anything, even structurally. You may want to recruit one of our excellent designers to walk you through every room, and you can reconstruct many things, build cupboards, cabinets, dream kitchens, bathrooms and anything you can think of. The sky's the limit (if your budget allows).

Phase 2

Ongoing communication throughout the two or three phases of the life cycle of the project.

This is not a busy stage, but it is important. The project will periodically send messages, with action points you are expected to take, and you need to be responsive to these. It could be something the lawyer must do, something you must do, or relating to your selections, finances, or anything. You just need to be sure someone is in your corner receiving, interpreting and acting on these mails for you.

When your tiles arrive, or your kitchen arrives, they expect you to come and sign off and confirm that these are correct, and won’t start tiling without your sign off. NEVER ignore a message from your project. The repercussions can be catastrophic. (We have horror stories we could share!)

Phase 3

As the project comes close to its finish, again the project management component comes into play. Projects start communicating more frequently, letting you know it is time to connect Gas, Electricity, Water and so forth. Again, quick and easy if you know what you are doing, but critical.

At this point, it is also the time to start getting various quotes and options to put in the Air Conditioning Units, bars, screens and any other things that you may want or need.

When it is time for key handover, Power of attorney is required for whoever will do this on your behalf. We find you a Home inspector, and again - project management comes into effect at this busy point. Mortgage may need to be released now, and you want your team firing on all cylinders at this point.

Property Management

Israel Properties has a team dedicated to hands-on management of your property. We find tenants, attend to issues that may arise and ensure your investment works for you.
We offer a full range of property management services before, during construction and after key hand over.

  • We deal with property inspections, engineer visits and reports, collection of keys and inspections, change of utilities into your name or your tenants’ names and renting out your property for you.

  • We source all other providers required for the following: security bars, gardens, plumbing, electrical etc.

  • Our project management division can help you with design , furnishing and all requirements.

  • We have dedicated expert providers to refer you to for all your need.

  • We source and place tenants for you ensuring return on your investment.

  • We offer these services to you if you rent the property our long-term short term or the property is empty awaiting for you for when you ready to use it at your convenience.

  • We do incoming and out going inspections for you for your tenants ensuring all is taken care of and managed for you on your behalf.
